Structural movement was evident at our client’s property. Following a period of monitoring it was found that the rear extension was affected by heave. The extension was constructed on a piled raft. Ground investigation confirmed that heave precaution was not installed during construction. Clay soils were swelling and causing the heave. In hit and miss sequence our confined space trained operatives tunnelled under the extension, remove the top layer of clay from below the raft. Throughout the process, regular level monitoring was undertaken to track the movement of the building. Following completion of the excavation the access tunnels were sealed up with imported fill and reinforced concrete cast into position.
